Checklist for your first home purchase
A practical workflow that expands on the home affordability calculator.
June 10, 2024
Start with your true budget
Use the home affordability calculator to map net income, savings, and the maximum monthly payment that keeps your 50/30/20 budget balanced.
Tip: re-run the simulation with interest rates that are +1% higher than the current offer. Banks can change spreads before the final contract.
Prepare documents
- Last six paychecks or tax returns.
- Bank statements covering at least three months.
- Written plan describing renovations or upgrades.
Validate every extra fee
Ask the seller, notary and bank for quotes before signing the preliminary contract. These costs can easily add 10% over the list price.
